Stone farmhouse of 220 sqm to be restored with 4 rooms on the ground floor and 4 rooms on the first floor (officially 8,5 rooms), connected by an internal masonry staircase. The farmhouse is located in a splendid panoramic position, on the slopes of Monte Picca in an area rich in woods and near the clearing with the Fonte Fredda spring. The view is spectacular towards the mountains and valleys of two National Parks. The construction of the farmhouse dates back to the early 1900s, it was regularly inhabited until 1960, then used only occasionally until the early 2000s and has been uninhabited ever since.
The mighty wall structure and the attics seem to be in good condition, a series of iron chains have been inserted on two levels which together with the large cornerstones give particular solidity to the building. To redo the internal staircase and recover the wooden roof with the insertion of insulation, kitchen and bathrooms to be recreated. The facades are harmoniously marked by numerous arched doors and series of windows, all openings are surrounded by stone reliefs. Inside, the large rooms with vaulted ceilings stand out, floors mostly in marble grit, wooden window frames to be recovered or replaced. The farmhouse is connected to the water and electricity networks (utilities to be reactivated). There is no heating, apart from the wood-burning fireplaces

The land of about 4 hectares (arable land) includes a plateau on which the farmhouse is located and a large lateral and lower expanse that descends to the border with the municipal road. The farmhouse can be reached by tractors and off-road vehicles via a private cart road to be reactivated, reachable on foot uphill for about 100 m.
Pescosansonesco is a village of less than 500 inhabitants in the Province of Pescara in the Gran Sasso National Park at 610 m. above sea level. It is a predominantly agricultural and livestock town, with some bars, restaurants and shops distributed between the old and the new village which is 2 km away. In the Old Pescosansonesco stands the Sanctuary of the Holy Nunzio Sulprizio which is the destination of numerous pilgrimages. The A25 motorway and the railway station (Torre de 'Passeri) are about 10 km away, the city of Pescara with the International Airport and the beaches of the Adriatic Sea is 50 km away, the largest Ski centers about 1 hour by car, Rome can be reached in about 2 hours.
