Barn and small Farmhouse conservatively recovered with extensive olive grove in a panoramic position.

Barn (Pagliaio) and small Farmhouse (Masseria) in tuff stone dating back to the early 1800s and recovered with a restoration that has respected the historical and environmental characteristics of the buildings, according to the principles of conservative restoration. The recovery project was formulated after a geological and static appraisal and was conducted in compliance with current regulations, including structural improvement works, up to regular accessibility.

Il Pagliaio is an ancient agricultural shed, it totally measures about 50 square meters on two levels. Only the upper level has been recently restored as a studio apartment in which there is a kitchen, a bedroom and a bathroom with shower, in a simple and functional style with walls left in their raw state and poorly crafted materials. The lower basement level remained in its original state as a stable with a barrel vault that continues as a natural cave below the olive grove in front of  the Pagliaio.

The Masseria is a small farmhouse on two floors of approximately 50 square meters each connected by an external staircase. On the ground floor there is a simple kitchen / dining area with a beautiful brick vaulted ceiling, on the upper floor there is a bedroom with an old fireplace and a large bathroom with shower. Even in the Masseria all the walls remained in their original raw state.

The roofs of the two buildings are wood, totally redone, with the under roof of new exposed reed mats and then planking, insulation and covering with traditional tiles. The floors are original terracotta bricks, wooden planks or white concrete screeds with a protective finish. The window frames are the original ones in wood, restored and integrated with new ones in essential poor art wood. Heating is by air conditioning, fireplace and wood stove. The kitchens are fully equipped and use gas cylinders for cooking food. The sewage drains flow into an imhoff pit downstream with a regular constructed wetland tank.

The property has a flat land of about 5,500 square meters which stretches around and in front of the houses with 80 secular and very productive olive trees.
